Why Phased Development
Is the Smarter Bet.

We could have tried to raise every dollar for The Woodlands at once and build it all in one pass. We chose not to, and that choice was financial, not sentimental.

Phase 1 Keeps the Bar to Entry Low

Phase 1 is infrastructure: the private access road, wells, septic, and utility service that every later phase depends on. It is also the least expensive phase, which means we are not asking investors to fund the whole property before a single guest ever checks in.

Phase 2 Starts Paying Its Own Way

Phase 2 opens with an initial cluster of just two to four cabins, not all 14 at once. That smaller opening generates rental revenue early, and that revenue helps fund the remaining cabin build-out and reduces how much outside capital Phase 3, the event venue, actually needs.

The result is a reduced risk profile at every stage: no single-bet buildout, and each phase de-risking the one that follows. That is the reasoning, in full, behind building The Woodlands in three phases instead of one.
