A family rooted in
north Georgia.
The Woodlands of North Georgia is a family-owned vision for what a mountain retreat can be — built by people who live here, love it here, and intend to share it.
Some ideas take years to become inevitable.
For Dr. Richard Dukes, the north Georgia mountains have always represented something particular — a place where time slows, nature speaks, and the human spirit finds perspective. The idea for The Woodlands grew from that feeling and from a simple observation: the mountains already draw people here. They just deserve a better place to stay.
When the property at 24 Bayberry Lane came available in Dahlonega, it was immediately clear that this was the land the vision had been waiting for. Ridge views, mature hardwood canopy, creek proximity, and a five-minute drive to one of Georgia's most beloved small towns — the site assembled itself.
The architecture firm Post Oak Partners was brought on to translate the vision into a full conceptual plan. What emerged was not just a project — it was a commitment to Lumpkin County and to the guests who would come from across the Southeast to discover what north Georgia truly offers.
People who are invested before the first dollar arrives.

Dr. Richard Dukes
Principal Owner & Visionary
Dr. Dukes brings decades of professional excellence and a lifelong passion for the north Georgia mountains to this project. After years of envisioning what a true mountain retreat could look like in Lumpkin County, he assembled a team, secured the land, and committed to building something that honors the region's natural beauty and community spirit. The Woodlands is not an investment thesis — it is a calling.
A valued member of this community.
The Woodlands is family-owned and will remain so. Our intention is not to extract value from Lumpkin County, but to multiply it — by attracting visitors who spend money at local wineries, restaurants, and shops; by employing local staff; and by becoming an anchor venue for the kind of events that bring families and organizations back to north Georgia again and again.
We believe the best mountain retreat in Georgia is one that makes you want to come back — and when you do, you find the community around it just as rich as the land itself.
